A strong property pipeline is not measured only by the number of sales agreed. It is measured by how many of those transactions successfully reach completion.

One of the clearest lessons is that effective sales progression begins before a property is sold. Sellers should be encouraged to instruct a solicitor, complete their protocol forms and locate relevant guarantees, warranties and property documents before the property goes under offer.
Natasha explains that taking these steps early can remove around two weeks from a transaction by allowing the draft contract to be issued quickly. That early momentum matters because the longer a transaction continues, the more opportunities there are for confidence to weaken, circumstances to change or problems to emerge.
Faster progression does not mean applying more pressure. It means removing predictable obstacles before they become serious issues.
