The challenge is no longer finding information. The challenge is knowing what deserves your attention and, more importantly, what actually applies to the business you are trying to build. That becomes difficult when you are running an agency because most of your week is spent very close to the operation. A valuation needs preparing. A sale is at risk. Someone in the team needs support. The pipeline needs reviewing. Marketing needs approving. A client wants an answer. Something that was supposed to take ten minutes suddenly takes an hour.

By the end of the week, a lot has happened, but it does not necessarily mean you have had much opportunity to think about where the business is actually going.

The important part is that this judgement does not begin when the agent arrives at the valuation.
A future seller might have been seeing your boards for several years. They may have watched one of your videos, read a review, spoken to a neighbour who used you or followed your social media without ever interacting with the business. By the time they finally invite three agents to value the property, they may already have a view about each one.

That changes the role of marketing and brand considerably. They are not simply there to generate an enquiry today. They are helping the market understand what kind of business you are long before somebody needs you.

Another person might explain why they deliberately decided not to pursue the type of growth you are currently considering.

None of them need to give you the answer. The value is having access to people who understand the context well enough to help you think about the decision properly. That is the type of belonging EAX is interested in creating.


Better thinking often comes from outside the industry


The third part is thinking. Estate agents naturally spend a lot of time learning from other estate agents. There is obvious value in that, particularly when somebody has solved a problem that is directly relevant to your business. But if an industry only learns from itself, eventually many of the ideas begin to look familiar. There is a lot estate agency can learn from other sectors.

Hospitality can teach us about customer experience. Behavioural science can help us understand why people make decisions. Consumer brands can show how trust and familiarity are built over time. Other businesses can teach us about leadership, culture, pricing, technology and developing people.
The purpose is not to take an idea from another sector and copy it blindly into estate agency.
The useful question is always the same.

What could this change in an estate agency business?

That might change the way you structure a valuation. It could make you rethink how your team communicates with vendors. It may change how you develop managers, design the customer journey or explain the value behind your fee.

This is where outside thinking becomes commercially useful rather than simply interesting.
